Small Multi-Family Property Mortage Loans
| LOAN AMOUNTS: | $500,000 to $1,500,000 |
| MAXIMUM LOAN TO VALUE: | 80% up to 90% CLTV |
| MINIMUM DEBT SERVICE COVERAGE RATIO: | 1.15% |
| RECOURSE: | Loans with balances under $1,000,000 will generally feature full recourse provisions; however, this is negotiable if the Applicant is willing to pay an additional spread to obtain the non-recourse provision. |
| LOAN TERMS: | 5,7,10,15 Year balloons with 10,15,25 & 30 year amortization loans available. |
| SECURITY: | First Mortgages or Deeds of Trust secured by a fee simple interest. We also have some programs for 2nd Mtgs. |
| RATES: | Adjustable rate indexes available are 30 day/6 mo. LIBOR, 11th Dist. COFI, 12 mo. T-Bill and Prime. Fixed rates are based on 250-300 over 10 year Treasury. |
| FEES: | Application and third party reports are required such as Appraisal, Environmental and Structural Reports. The combined fee us generally around $6,000.00. Commissions are from .50 to 2% depending on transaction. It will be disclosed on approval. |
| OTHER: | Stated Income is available for loans up to $1,000,000. Full documentation is required on all loans over $1,000,000. Value is based on purchase price if doing a purchase or appraised value, whichever is less. We do A-D credit. Borrower may be an individual, partnership, LLC or a Corporation. Lender will order appraisal, environmental and structural reports. If borrower previously ordered this, it may be accepted if reports are less than 90 days and by reputable firm. |
