This site is for loan amounts $150,000 to $417,000 for SFR and with credit scores above 620 (good to excellent) with no more than 2 times 30 day lates on anything in your credit report in the last 12 months. No Bankruptcies or Foreclosures in the last 36 months. Any other lates or collections between 12 to 24 months is a case by case basis. You must also have at least 2 months of your new principal, interest, taxes and insurance payments in reserves in your bank account or stock/retirement accounts or anything that is liquid cash.

These loan programs can be used for Purchase, refinances, full income documentation, stated income and no documentation, second/investor home loans.

Rates for conforming loans change on a daily basis. The rates for February 2007 are in the range from 5.75% for a 30 year fixed rate mortgage loan. Depending on your income and debts we can structure an interest rate that will work for you. There are loan programs that offer no point no cost loan. Rates increase if you want cash out, stated income/ no documentation, non-owner occupied and if the loan to value exceeds 90% or combined with a 2nd mtg. We also offer 3,5,7 year fixed/adjustables which are as much as .25-.375% less than the 30 year fixed.

You can get up to 100% Loan to value on a purchase or rate and term refinance and 95% on a cashout refinance. Investor properties are up to 90% Loan to value for this program.
