Commercial Mortgage- Application Form
Below is a mini-application (not a formal application) for us to review your request. Based on the information you provide us in this form, we can outline to you the terms under which we believe we can close your loan transaction. We will respond to you by phone or e-mail within 1-2 business days.
There are NO application fees for us to review your mini-application. Once we express an interest for your funding request, we will outline all rates, terms and costs. Please be prepared to pay for appraisal, on site inspection and other charges upon a formal application. We do all states and our minimum loan amount is $500,000.00
Remember if this is a purchase, you must have at least 10% equity (if under $1 Million) or 20% (if over $1,000,000)into the deal. We do not do 100% loans with no money down payment, unless you have other property we can cross collateralize.
Once we review your mini-application and are prepared to move forward we will need the following information from you:
Photographs of the Property.
Most recent 3 year property operating statement which have been certified correct by borrower.
Current Rent Roll.
Copies of all leases.
Borrowers most recent 2 years tax returns.
Current Financial Statement for any & all general partners.
If Purchase: Purchase & Sale Contract.
Copy of most recent Hazard Insurance bill.
Copies of all utility bills for most recent 12 months.
Copies of existing property management contract & background info.
Maps of property and location.
Borrower resume.
Name & address of current lender.
If Applicable: Franchise Agreement, Ground Leases and Tenant Delinquency report.
